We also like to ensure the local neighbours have a responsible tenant next door. Knowing this you will feel comfortable you are moving into a nice property.

Tenant Application & Referencing Criteria
Applicants will be assessed fairly, consistently, and in accordance with applicable housing and equality legislation.
Affordability & Referencing
Applicants must be able to demonstrate sufficient and sustainable financial means to meet the tenancy obligations. Assessment may include:
- affordability checks,
- credit referencing,
- income verification,
- employment or self-employment information,
- benefits or other lawful income sources,
- previous landlord references,
- and general tenancy history.
Applicants should generally be able to demonstrate:
- a satisfactory payment history,
- responsible financial conduct,
- no unresolved County Court Judgments (CCJs), insolvencies, or serious rent arrears where these reasonably indicate affordability concerns,
- satisfactory previous tenancy conduct,
- and respectful conduct toward neighbouring occupiers and property.
Each application will be considered on its individual merits.
Guarantors
Where appropriate, a suitable guarantor may be requested. Guarantors may be subject to affordability, identity, and credit referencing checks.
References & Identity Checks
Applicants may be asked to provide:
- employer, accountant, or income references,
- previous landlord or managing agent references,
- personal references where reasonably required,
- proof of identity and address,
- and any documentation required to complete lawful tenancy checks.
Joint Tenancies
All adult occupiers residing at the property may be required to be named on the tenancy agreement and accept the responsibilities of joint tenancy where applicable.
Legal Compliance
Where required by UK legislation, applicants must comply with lawful identity and residency verification requirements, including Right to Rent checks.
Pets
Pets may be considered on a case-by-case basis subject to the property suitability, lease restrictions, insurance requirements, and responsible pet ownership. Additional conditions may apply where permitted by law.
Deposit & Tenant Protection
A tenancy deposit or approved alternative deposit arrangement may be required in accordance with current legislation and tenancy terms.
Security Deposit Options
A tenancy deposit or approved alternative deposit arrangement may be required to help protect against loss, damage, unpaid rent, or breach of tenancy obligations, in accordance with current legislation.
Standard Security Deposit
A refundable tenancy deposit of up to 5 weeks’ rent may be required and will be protected in an approved government-authorised tenancy deposit protection scheme, in accordance with legal requirements. Should future legislation amend the permitted deposit limits, we will comply with the prevailing legislation.
Alternative Deposit / Nil Deposit Option
Subject to eligibility and third-party approval, applicants may have the option of using an alternative deposit arrangement provided by an independent specialist provider instead of paying a traditional tenancy deposit.
Such arrangements are contracts between the tenant and the third-party provider and may involve non-refundable fees, renewal terms, and separate conditions determined by that provider. Availability will depend on individual circumstances and provider acceptance criteria.
Some providers may also include optional rent protection or related insurance products within their services.

Property & Contents Insurance
The building insurance is arranged by the landlord.
Tenants are strongly encouraged to arrange suitable contents and accidental damage insurance for their own belongings and potential accidental damage caused during the tenancy. This may help protect tenants against unexpected costs arising from accidental damage, leaks, theft, fire, or similar incidents.
Suitable insurance may also assist tenants in resolving accidental damage claims without deductions being sought from the tenancy deposit where appropriate.
Examples may include accidental damage to carpets, fixtures, fittings, appliances, or neighbouring properties arising during the tenancy.
Any insurance arrangement remains the tenant’s independent choice unless specifically required by law or expressly agreed within the tenancy agreement in a lawful and enforceable manner.erties this has proven extremely popular with our responsible tenants.
