We currently have the following properties within the Wimborne area.

We hope you understand that in letting our property we wish to ensure our tenants are responsible and financially capable to  live in the properties we have selected. We also like to ensure the local neighbours have a responsible tenant next door. Knowing this you will feel comfortable you are moving into a nice property.

Does your tenant profile fit the following criteria? This may seem daunting if you have never rented before but most are standard.

  • Have good credit history
  • Have a good payment record
  • Have no current or pending CCJ’s.
  • To never have been evicted,  or asked to leave by your last landlord / person managing your last address.
  • Have no anti social behaviours or bans.
  • Be respectful for other people’s property
  • Have guarantors who own their own property (not rented) and who have agreed to  being credit referenced or an equivalent acceptable system.
  • Be in long term employment with no pending changes, or  have a good employment history,  or be employed in a  professional position
  • Provide work, landlord and personal referees where required.

The tenant checks below are standard industry requirements pre any tenancy agreement and our conditions:

  1. All tenants and guarantors must be able to pass :- references, credit checks to include financial, employment contract, terms of employment and confirmation of income.
  2. All adults living at the property will need to sign the joint tenancy and become a joint tenant.
  3. Where Central or local government legislation demands verification of your status, you must also comply. i.e ‘right to rent‘.
  4. We are very animal friendly but sorry – Strictly no animals, reptiles, birds or pets may reside or visit the property, our future tenants may have allergies to such.
  5. In your first year we may apply or ask for an annual rent guarantee policy which we can arrange on your behalf.
  6. You will be required to pay a security deposit or insurance policy, see options below.

All the above are necessary to allow any person(s) to rent our property and by contacting us you accept these and other methods of validating our future  tenants. If you meet most but not all and still wish to rent contact us so we can discuss your situation.

Options for Security Deposit

This is always a necessity to protect the landlord’s property, after all you wouldn’t rent a valuable car without some form of insurance. Depending on a tenants situation various options may be available or considered.

  1. Security deposit; of 5 weeks rent, held and protected by one of the designated government security companies. Where future legislation changes the maximum deposit, we will of course comply.
  2. Nil deposit; – Helps to manage your cash flow. An insurance backed policy (which would be subject to acceptance by a third party),  which you would be entering into a contact with a third party specialist company and not the landlord. They typically require a non refundable once off  insurance payment fee (typically  one weeks rent plus VAT) which will cover the landlords security deposit, this  means you would not have to pay the 5 weeks rental security (or 5 weeks under later legislation) .  The policy will be subject to renewal and not to individual situations. Subject to your rental eligibility  to rent  our property and if you require the insurance policy option please do discuss with us. With some insurance companies offering this type of policy, some may also include some form of short term rental guarantee.

Property & Home Insurance

The building is insured by the landlord.

Inside the property. We always ask our tenants to have an annual  home insurance and accidental policy, this ensures that any tenant accidental damage, leak, theft, fire or situation, damage through accidents to other properties ; covered by that policy,  protects the property contents and landlord fixtures / fittings. This way the tenant feels comfortable they are protected against unexpected costs and of course they may also,  through the policy,  avoid  any possible Landlord security deposit claims,  which the tenant may have  been able to  claim via the home insurance policy. A good example of this is accidental tenant damage to carpets or fixtures, a home appliance problem which affected other residences or caused accidental internal damage to the rented property. It has been reported by companies that 69% of insurance claims are due to tenant accidental  damage.

The policy will be required to be enforce before keys are handed over.
